I have 3 Buyers And Almost No Homes to Show!

Facts & TrendsYes, I have three buyers who are looking to buy a home in the Bothell~Kirkland area in WA, and there are only a few listings that I can send their way right now.

The graph (left) is Facts and Trends for sale and sold in King county and South Snohomish county (area 610).  As you can see, we have so fewer ‘active listings’ than even 6 months ago.  One of my clients who planned on moving this spring decided to stay put for a while because they were afraid of becoming homeless after selling their home because there is no home to buy or even to view in the area they are interested in.

Easter Egg Hunt in Bothell, WA

A good friend of mine posted this info on her Facebook and I wanted to share this with you!  YMCA and Evergreen Church teaming up for a community Easter egg hunt! 3000 eggs this Saturday at Doug Allen fields in Bothell. Arrive at 9:15AM, hunt starts at 10:00AM.  EVERYONE is invited!  ENJOY!

What’s The Difference Between Lenders, Brokers and Correspondent Lenders?

Who should decide the listing price when you sell your home?I get this question from my buyers often – “What’s the difference between lenders, brokers and correspondent lenders?”  It can be very confusing.  They all give you a loan… so what’s the difference?

We bought our current home before I became a broker myself.  When our broker sent us to the loan officer he was working with back then, we didn’t know if he is a broker or a correspondent lender…  all we knew was he was a great loan officer.  This worked out fine, and our loan officer took good care of us, but I want my buyers to be more informed.  I think Redfin’s blog “Choosing a Lender, Broker, or Correspondent Lender” explains very well about the differences between those three.

  • Lenders – Lenders are banks, mortgage banks, or other financial institutions. These institutions lend their own money. They employ loan officers or other representatives to work with customers and underwriters to process the final loan approval. Underwriting may take place right in the lender’s local branch, or at a central location. .
  • Brokers – Brokers don’t lend money. They shop your loan around to lenders until they find one to fund your loan. They may do some of the paperwork involved with funding the loan, but the ultimate underwriting approval is done by the lender.
  • Correspondent lenders – Correspondent lenders are almost like a hybrid between lenders and brokers. They can fund your mortgage themselves, or they can get your mortgage funded by a traditional lender. However, even when they send your mortgage out of house for funding, they can complete the underwriting process in-house, giving them more control and quicker turnaround than a broker.

If you are ready to buy a home, you should make it happen sooner than later.  And when you find a house you want to buy, don’t sleep on it too long.  We are experiencing a lack of inventory in the market.   Many of the good listings are snatched up quickly, and some of them are receiving multiple offers.  And always make sure that you are already pre-approved before writing up an offer.

How Long Should We Keep Our Household Records?

Have you wondered how long you are supposed to keep your bank statements etc?  Do you know what statements you can throw away after 1 year and what documents you should keep forever?  I thought we were supposed to keep tax returns for 7 years but I wasn’t sure about others until I read this link.  This link has great info and tips, and I thought it was worth sharing with you.  My husband and I looked through our file cabinets and took out all of the statements that we don’t need to keep with us any longer.  I think we are getting rid of about 70% of old documents and statements that I’ve kept in our file cabinets just because we weren’t sure how long we should keep them with us.  Hope this is helpful to you as well.

Green Way to Clean Your Home

I tried to clean my stove after watching this video, and it worked like a magic!  I love using vinegar and baking soda for cleaning my house and have been using them for a while.  I mop my hardwood floor and clean my counter top with vinegar water all the time.  Not only they work like a magic but also they are safe and inexpensive!  If you want to learn more about ‘green way to clean your home’,  visit this website – The Complete Idiot’s Guide “Green Ways to Clean Your Home”.

Toys For Tots weekend

Coldwell Banker Bain Kirkland office had a Toys for Totsweekend.  Some of our agents stood along with 3 magnificent Marines outside our office on 85th both Saturday and Sunday.  I was touched so deeply by the generous support by so many great people.  Many people pulled over and donated cash or toys after shopping at Costco (our office is right next door to Costco!), waved to us or honked at us with big smiles on their faces!  And I am so grateful for the Marines who volunteered their time and stood with us in the rain both Saturday and Sunday.   They are truly amazing!  I was also very moved by many people thanking the Marines for their service and shaking their hands.  There was a mom and a little boy who came to donate toys to us.  The mom said it’s their tradition because the boy’s dad was a Marine but he passed away when the boy was only 9 months old.  So every Christmas time, they buy toys with the money they would have spent for a gift for him and donate them to Toys For Tots to honor him.  I was so moved that I got teary eyed.  And the Marine who was there with me let him wear his hat and took a picture with him.I am truly blown away by the support that we received over the weekend.  Total of 8 hours of standing over the weekend gave us a truck full of toys and $1300 cash.  I can’t wait to do it again next year!  This has to be our new tradition!  It’s so nice to ‘give back’.  Way to go, Coldwell Banker Bain, Kirkland office!  :)

Sublime Garden Design

Here is a testimonial that my husband wrote.  I’d like to share this with you in case you are interested in hiring a landscape designer in the Seattle area in the near future.  We highly recommend them!

I was very frustrated after years of trying to get anything to work in my yard.  Each year I would experiment with new plants and ideas that would only work marginally at best and usually ended with removal of the dead or diseased plant only to try again next year.  My lawn was always a disaster not having been planted properly by the house builder, and I had given up on it.  My wife and I needed to overhaul our entire front and back yards.  It was going to involve a lot of work that I no longer had the time (or the back) to do myself.  We called Sublime in for a consultation.  It was the best thing we could have done.  I provide some examples below of what you can expect from Sublime, how they work, and why you should consider using them for your landscaping needs.

Landscape design:
It all starts with a well thought out, detailed, and professionally drafted design of the desired landscape result.  I learned this is a crucial step for the dimensional aspects that need to come together, spacing, and to have a visual of what you can expect the final result to look like.  I liked that Sublime really took the time to listen to what we wanted, consulted with us on various options, and provided us with multiple drawings for us to narrow down to the configuration we liked best.  Sublime provided color photos and full descriptions of all the plants and trees proposed for our landscape.  We also received pictures of the other items such as the shed, planter boxes, stone, arbor, etc. so that we always knew exactly what was being discussed and proposed.  They really worked with us and made it a pleasant experience.

Plant selection:
We were very impressed with the botanical knowledge Sublime could offer, not only with a complete in depth command of the types of plants, trees, shrubs, etc, but also with the insight for how the plants would work in our environment and to our expectations.  We really felt a peace of mind knowing that Sublime was actually purchasing the plants on our behalf and hand selecting only the healthy, quality specimens and guaranteeing the health of the plant for the first three years.  Sublime also will visit at 6 months and at one year to make sure the vegetation is holding up and to consult with us on how to best maintain them (water, prune, fertilize, etc).

Landscape contractor selection:
Sublime has a history with a variety of different landscape contractors.  Because of this it removed the risk from us to try to find a quality and reliable outfit to work with.  In fact, Sublime presented to us live interviews with a handful of contractors allowing us to be part of the process and to make sure we were comfortable with the final selection before moving forward.  Sublime definitely steered us in the right direction that once again brought us peace of mind so important in an investment like this.  Note: we had an interesting situation where Sublime really showed why they are a successful business that will be around a long time.    Long story short, after we selected a contractor and an agreed price, Sublime was not comfortable with the bandwidth of this contractor to be able to adequately do the work in the time period we required.  Sublime found another group on our behalf and even got them to agree to the original price and schedule we had with the first contractor.  We are so grateful that sublime was watching out for us.  It really showed their professionalism and their concern for their customer.

Quotation Process:
Mentioned above, Sublime arranged for us to receive multiple quotations on the final design we chose.  What we loved was that each quotation was itemized line by line of all the work to be done: removal, preparation, material, equipment, labor, etc that we could compare side by side.  Not only that, but we also had the option to take on any item ourselves to save or cut costs.  It was very open and very flexible with nothing hidden or questionable.

On site supervision:
Sublime was on site every day to oversee that the work in progress was meeting the design and Sublime’s high expectations.  Once again, we were relieved that we did not have to worry about this.  I was also incredibly impressed by the landscape contractor.  The crew showed up every morning on time, worked very hard, and always cleaned up after themselves daily so that there was no mess anywhere.  They knocked all the work out in just over 5 days – incredible considering it included removing an old lawn, bringing in 24 yards of topsoil, rototilling, moving in a number of 2 man rocks, planting 98 plants/trees, and putting in a stone patio and walkway.  This would have taken me a couple of years to do by myself…..

End result:
Our yard looked exactly like the drawing and pictures that Sublime created early in the process.  It was amazing how well and quickly it all worked out.  It is a night and day difference and we could not be happier with the results.  Sublime is a great investment.  They are very professional, friendly, knowledgeable, open, fair, and have their customer’s best interest at heart.  I cannot recommend this company enough.
